It is a requirement of the policy that you need to take all reasonable steps to avoid and prevent any claims; Therefore, in addition to credit and ID checks on each tenant, we (the distributor) require the following conditions to be met before purchasing this product:

A tenant reference must have been obtained for each tenant (or their guarantor) from a licensed referencing company, before the start of the tenancy agreement or this policy, whichever is later, that shows an overall 'Pass' rating.

Affordability checks must be carried out on the tenant (or their guarantor) by the purchaser or a licensed referencing company, which confirms that they have the reasonable means to pay the rent, i.e. that their income, or combined income for tenancies with multiple tenants, is sufficient to pay the agreed rent in full.
